Terms & Conditions
Please read these terms carefully before placing an order with Northwest Sheds.
These terms and conditions govern all orders placed with Northwest Sheds Ltd, whether online, by phone or in person. By placing an order you agree to be bound by these terms. Please read them carefully before purchasing.

2. Orders & Contract
When you place an order with us — online, by phone or in person — you are making an offer to purchase. A contract is formed when we accept your order and confirm it in writing or by email.
All orders are subject to availability and we reserve the right to refuse or cancel any order at our discretion. If we cancel your order we will refund any payment made in full.
All advertised sizes and measurements are approximate roof sizes. We endeavour to ensure accuracy but minor variations are normal manufacturing tolerances.
3. Pricing & Payment
All prices shown on our website include VAT where applicable. The price you see is the price you pay — we do not charge separately for standard delivery or fitting within our service area.
A £100 deposit is required at the time of order to secure your delivery and installation date.
Because every building is made to order, full payment must be received at least 7 days before your scheduled delivery date. This allows us to begin manufacturing your building in time for your confirmed date. If full payment is not received by this deadline your delivery date may be postponed or cancelled, and we reserve the right to retain the £100 deposit to cover any costs incurred.
We accept payment by Visa, Mastercard, Visa Electron, PayPal, Klarna and cash. Cheques are not accepted.
All goods remain the property of Northwest Sheds Ltd until paid for in full. Interest on overdue invoices shall accrue from the due date at 2% per calendar month.
You warrant that any payment card used belongs to you and that sufficient funds are available to meet the cost of your order.
4. Delivery & Access
We offer free delivery and installation within our standard service area of approximately 60 miles from Barrowford, Lancashire. Delivery outside this area may be subject to an additional charge — please contact us to confirm.
It is your responsibility to advise us in advance of any access restrictions, including narrow lanes, low bridges, height restrictions or driveways that may affect our delivery vehicle. Failure to do so may result in a failed delivery and additional charges.
Goods will be delivered to the most convenient point accessible from our vehicle. You are responsible for providing able-bodied assistance to help move goods to the installation site where required.
Delivery dates are estimates and we will not be liable for any loss or inconvenience caused by delays outside our control.
5. Installation
All buildings are installed by our own experienced team in the vast majority of cases. Where a product is not installed by our team, a set of assembly instructions will be provided. No refund or replacement will be given for incorrect self-assembly.
You must provide a concrete or paved base that is firm, square and level — no less than the footprint size of your chosen building. A minimum of 600mm (2ft) of unobstructed access must be available on all sides of the proposed installation site.
For health and safety reasons our team cannot take panels over fences, walls, hedges or garages. Any such requirements must be discussed and agreed in advance.
All buildings are pre-treated with a factory base coat. We strongly recommend applying a good quality wood preservative or waterproof paint as soon as possible after installation and annually thereafter. We do not supply buildings that are 100% waterproof without ongoing maintenance.
6. Warranty
Northwest Sheds Ltd provides a 6 month warranty on all buildings against product failure through normal use. This warranty does not cover:
- Fair wear and tear
- Damage caused by third parties
- Buildings relocated by anyone other than Northwest Sheds
- Buildings installed on a base that does not meet our criteria
- Damage resulting from failure to maintain the building
- Storm damage or other extreme weather events
- Natural timber movement including shrinkage, expansion, cracking or warping
Should a fault develop within the warranty period we will provide parts and labour to rectify it. The warranty may be transferred to a new owner — your sales receipt acts as proof of warranty.
Timber is a natural, living material affected by environmental and climatic changes. We cannot accept liability for natural variations in colour, grain or movement.
7. Cancellations & Returns
You may cancel your order prior to commencement of manufacture by giving us written notice. If you cancel before we have accepted your order all monies will be returned in full.
If you cancel after acceptance of your order we reserve the right to retain the £100 deposit to cover the cost of the secured delivery and fitting date. Any remaining balance paid will be refunded.
If you are not satisfied with your building we will refund all monies paid, provided the goods are returned within 7 days of delivery in the same condition as when delivered.
We will not accept returns or cancellations where goods have been erected, treated with chemicals or paint, or manufactured to your personal bespoke requirements.
8. Bespoke Orders
Bespoke and custom buildings are made to your specific requirements and cannot be returned or cancelled once manufacture has commenced. Please ensure all specifications are correct before confirming a bespoke order.
We will confirm all specifications in writing before commencing manufacture of any bespoke building.
9. Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud or any other liability that cannot be excluded by law.
Subject to the above, our total liability to you in connection with any order shall not exceed the price paid for the goods or services in question.
We shall not be liable for any indirect or consequential losses including loss of profit, loss of use or loss of enjoyment.
We recommend that you insure your building and its contents against all risks from the point of installation.
10. Planning Permission
It is your responsibility to obtain any planning permission or building regulations approval required for your building before placing an order. We are not responsible for advising on or obtaining planning consent.
Most standard garden buildings fall within permitted development rights but we recommend checking with your local planning authority if you are unsure.
11. After Care & Maintenance
Once installed, your building is your responsibility to maintain. Doors and windows may require adjustment over time as the building settles and as natural timber movement occurs.

12. Governing Law
These terms and conditions are governed by the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of England and Wales.

13. Changes to These Terms
We may update these terms from time to time. The latest version will always be available on this page. These terms were last updated in June 2026.
